Like most things, electrical circuits deteriorate with use and over time. An Electrical Installation Condition Report (EICR) is an inspection for electrical safety purposes and will highlight potential problems before they develop into serious issues. S Barker Electrical will undertake very detailed electrical safety check to produce EICR inspections for companies in Sheffield, assessing the overall condition of electrical installations to pick up:
• Faulty electrics in need of repair
• Incorrectly installed systems
• Replacement of wiring through general wear and tear
An EICR used to be known as a Periodic Inspection Report. It is a formal document produced as a result of the electrical safety inspection and must be issued by a registered electrician or approved contractor following a thorough evaluation of the electrics in the property. An EICR demonstrates that you have done everything ‘reasonably practicable’ (as defined in the Health and Safety at Work Act 1971), to ensure that the electrics are safe for employees and visitors to your commercial/industrial premises in Leeds.
All business owners have a duty of care towards the safety and wellbeing of their employees, as well as responsibility for their business premises. Legislation such as the Electricity at Work Regulations 1989 require that ‘precautions are taken against the risk of injury sustained from electricity in the workplace’. The British Standards Institute sets the standard for electrical installations underBS 7671, and it recommends that an EICR should be carried out in commercial premises at least every five years.
However, if an installation is showing a fault or is concerning you, don’t wait for the next due date – call a registered electrician straight away. If you are not sure whether you have an EICR or haven’t had the electrics checked in a long time, then the answer is yes, you probably should schedule one in!
If you are a business owner or own commercial/industrial premises in Sheffield, book an EICR with S Barker Electrical.
EICRs are used by every kind of commercial premises as well as homeowners to show that their property is electrically safe, and anyone visiting or using it is protected from electrical risks. If you are thinking of moving into new commercial premises, it is worth asking the landlord if you can see the current EICR before you commit to signing a new lease agreement or buying the premises.
If there isn’t one, then it would be a good idea to have an EICR carried out, so that you know the condition of the electrics beforehand and can take all necessary steps before you move into your new building.
For business owners, you may find it beneficial to have an EICR for insurance purposes. Some insurance companies make it a requirement, or you may receive a more favourable premium if you can show you are doing everything you can to cut down the risk of fire in the workplace and reduce the chance of accidents and harm to your employees. Safety is a top priority, and it will give you peace of mind knowing that you have done everything possible to protect your workforce, and that you are covered by insurance for a worst case scenario.
Landlords, (whether commercial or residential properties), have a duty of care towards their tenants to ensure they rent a property that is electrically safe. For residential landlords, a Landlords Safety Test must be carried out in private rental accommodation every five years, or with each change of tenancy. With effect from July 2020, landlords have a legal requirement to ensure that a valid report is always in place. This should be made available within 30 days of a request from the tenant, managing agent or local authority.
With commercial properties, responsibilities for the landlord and the tenant are set out by law and by the terms of the lease, so it is worth checking the details of the lease to understand your responsibilities. Depending on the terms, you can either arrange for an EICR to be carried out or ask your landlord to do so.
As a trusted, reliable electrician with more than 35 years’ experience, S Barker Electrical carries out EICR inspections for companies in Sheffield. All businesses are different, so the cost and time taken to produce the EICR will vary, depending on:
• The type of business
• The age and size of the property
• The number of electrical circuits
But, as a rough guide, an inspection of around seven circuits should take between two and three hours. If your previous reports were completed very quickly and are fewer than seven pages, they may only have been a visual inspection rather than a thorough test, so may not contain the relevant information or be invalid.
Here are a few of the commons aspects covered during an EICR inspection byS Barker Electrical:
• Check the condition of copper in the wiring of all circuits
• Make sure the insulation in all circuits has not deteriorated to an unacceptable level
• Ensure that the ring mains circuits are wired correctly
• Check that earthing and bonding of gas and water supplies are adequate and terminated at the right place
• There are no signs of overheating
• No overloading or incorrect use of accessories
• Correct accessories for the environment it is installed in (this may vary from business to business)
• Correct protection
• Residual current device (RCDs) – sensitivity level
(RCDs are designed to prevent you getting a fatal electric shock if you touch something live)
• All checks needed to ensure compliance with the Electrical Wiring Regulations BS 7671
The most common faults found on an EICR inspection are:
• Overloaded/overheated circuits
• Incorrectly fitted fuses
• Faulty electrical work
Which can lead to electrical fires, burns and shocks, and can be made more hazardous in the presence of water – such as within a hospitality environment.
On completion of the inspection, you will be given a report giving the results of the test, details of damage, deterioration and defects, and a list of anything that does not meet current safety standards. The electrician’s observations are given a code according to risk and work required to sign off the EICR as satisfactory, similar to an MOT for your car:
C1 ‘Danger is present’ which highlights immediate action required
C2 Potential danger, urgent action required
C3 Improvement is recommended, but not required to pass the EICR inspection and testing
If the report is ‘unsatisfactory’, remedial work will be required to make sure the electrics comply with safety standards. You will then be issued with an EICR certificate.
